Dierbergs Markets and McBride Homes to Develop the Former Crestwood Mall Site

On January 26, 2022, Dierbergs Markets and McBride Homes closed on the acquisition of the former Crestwood Mall site. The 47- acre property is located at the northeast corner Watson Road and Sappington Road.

“McBride Homes, Dierbergs and the City of Crestwood are pleased to announce the joint development of the former Crestwood Mall site,” said John F. Eilermann, Jr., CEO and Chairman of McBride Homes. “This tract of land has a long history and is very well-known in the metro area, and we are eager to move forward with our plan for this thrilling new development.”

To have the opportunity to revitalize this iconic location means a lot to my family,” said Greg Dierberg, President and CEO of Dierbergs Markets. “We are looking forward to partnering with McBride and the City of Crestwood to give this property new purpose.”

The City of Crestwood rezoned the site in November to permit the mixed-use development and McBride and Dierbergs Markets have worked closely with the City to create a comprehensive neighborhood development plan. Eilermann and Dierberg both praised the City’s efforts to bring the project to fruition.

The commercial development will occupy the western portion of the site and the entire 1/2 mile frontage along Watson Road. There will be four (4) signalized access points to the development. Extensive grading and site work will begin in March 2022, and Dierbergs will break ground on its planned 70,000 square foot grocery store in mid-2022. In addition to the grocery store, the commercial development, “Dierbergs Crestwood Crossing”, will include 30,000 square feet of additional retail space in the center of the development, plus multiple outlot opportunities. Marketing activities for the available retail space and outlots are underway.

The eastern portion of the site will focus on residential housing, with a mix of product lines by McBride Homes. The neighborhood, “The Villages at Crestwood Crossing”, will feature 81 single-family homes in total, with 34 from McBride’s Bayside Series, 16 from their Oakwood Series, and 31 city-style homes that were featured at La Collina, McBride’s recent neighborhood development on The Hill.

“Our phones have already been ringing off the hook for this new Crestwood development,” said Eilermann. “We have over 175 names on our interest list which just proves the pent-up demand for new housing in the area.”

The residential and commercial uses within the project will be connected by sidewalks and trails. Plans for the project includes numerous public gathering spaces, outdoor restaurant seating, and a public plaza space with a water feature. In addition, the residential neighborhood will incorporate a connection to Grant’s Trail.

“This is one of the most exciting pieces of ground in the metropolitan area,” said Eilermann. “One of our main goals in this project is to support existing Crestwood retail and local franchises, while meeting the pent-up demand for new housing options adjacent to a new Dierbergs Market.”

“The City is thrilled to have two hometown partners who have a robust plan for the site,” said Mayor Grant Mabie. “Dierbergs and McBride are two of the top private companies in St. Louis with long track records of successful developments, and we are eager to see this project get underway.”
